Development in Powell River caters to over 45 demographic

Nootka Ridge promotes active community living and sustainability

People looking to downsize and be part of a brand new community are taking notice of Powell River’s newest development, Nootka Ridge. Located on 40 acres and surrounded by lush green forest, Nootka Ridge is appealing to the 45 and over demographic who are interested in active community living.

“There are walking trails, biking trails, everything is right here. We’re four minutes from the ocean, four minutes to downtown but in the regional district,” says Mark Kaufmann, president of Grasshopper Developments, the company behind Nootka Ridge. “We wanted to develop a community for people at a similar stage in life, who want to enjoy an active lifestyle, spend less time maintaining their home while still having their own space.”

There are currently three homes available for sale with more scheduled to begin construction this month. The current phase of the development will contain 15 homes, which leaves eight to be built over the next year.

“My decision to join the Nootka Ridge community was based first on affordability,” says Chris Drummond, one of four new owners. “The price of my home was very reasonable considering the high quality of construction, both interior and exterior, which exceeded my highest expectations.”

The ability to choose a plan and have it built on the lot of the buyer’s choice is coming shortly, in addition to choosing from homes built by the developer.

“There will be a range of add-ons buyers can choose from on top of the standard finishing,” says Antje Unger, who is in charge of marketing for Nootka Ridge. “Buyers will be pleasantly surprised at the high level of finish in these reasonably priced homes. You really have to see them.”

Buyers will find bright, spacious, open floor plans with great rooms and a choice of two bedroom or two bedroom plus den layouts. Homes include professionally landscaped front yards and the choice of a one or two car garage.

The community is built with sustainability in mind, from a wastewater treatment plant, holding ponds to maintain stormwater runoff, and use of natural gas high efficiency furnaces.

Community amenities include a gym and luxurious clubhouse lounge with a welcoming kitchen area, TV and fireplace. There are plans for pickleball courts and a barbecue area for entertaining. Nootka Ridge is also pet-friendly, with plenty of green space, including parks at the entrance and centre of the community.

Another big plus is the lower cost of ownership, according to Mark.

“Taxes in the regional district are low, natural gas for heating and water instead of electricity, all these things add up to significant savings,” he adds. “What Nootka Ridge offers is unique in the Powell River market but common in California and other parts of the US, and in the Okanagan for that matter. We encourage everyone who is curious about our concept and our community to come on by and take a look for themselves. They won’t fail to be impressed.”
