Tweedsmuir Avenue variance permit approved; Zoning amendment for multiple properties to proceed to public hearing

Variance permit
Councillors unanimously approved a development variance permit for a property at 3460 Tweedsmuir Avenue, by relaxing the required side setback from 1.8 metres to 1.27 metres, to facilitate an addition to a single-family dwelling, and to permit an existing accessory building located in the minimum 0.9-metre setback to remain at the property.

According to a staff report, the home was purchased in early 2022 and there are plans to renovate the house, adding a modestly sized addition in place of a former carport that would extend into the rear yard of the property. The report stated the house does not sit squarely on the property and the former carport encroached into the minimum side yard setback.

The new addition would follow the lines of the old carport and would also encroach, prompting the development variance permit.

Zoning change
A zoning amendment bylaw will proceed to public hearing for multiple properties to address legal non-conforming use. According to a staff report, properties on Harvie Avenue, Harwood Avenue, Manson Avenue and Joyce Avenue have been found to be non-conforming with the existing zoning in place. City of Powell River has proposed a city-initiated zoning amendment to bring the properties into compliance.
